Top 10 Rental Red Flags Every Edinburgh Tenant Should Watch For

Not all rental properties are created equal — and tenants often discover problems too late. Here are the top red flags you should watch for at any Edinburgh viewing.

1. No Inventory Provided



A missing inventory puts your deposit at risk from day one. It's not a good start for either the tenant or the landlord. If you're a tenant, and have not been provided one, make your own immediately and email it to the agent/landlord.



2. Hidden Damp or Condensation Issues



Check windowsills, corners and behind furniture. Ensure the property is adequately ventilated.



3. Poorly Maintained Common Areas



Dirty stairwells or broken lighting suggest weak factoring or none at all, which is commonplace with tenements, ask the landlord or agent if their is a communal committee.



4. Holding Deposits



If the agent or landlord asks for a holding deposit, just avoid them. This is very much frowned upon here in Scotland and any holding deposit requested, must be fully refundable. Most reputable agents do not entertain holding deposits in any form as it is perceived as bad practice.



5. Scottish Association of Landlords Membership



Most reputable agents and landlords are members of SAL. They ensure members follow a code of practice and is more tailored to the local Scottish market and laws.

6. Smells at the Viewing



Musty = damp

Chemical = cover-up

Cold = heating issues



7. No Mention of Deposit Registration



In Scotland, all tenancy deposits must be legally registered.



8. Rushed or Disinterested Viewings



If the agent seems like they don’t care — beware. Ask if they are the person who took the property onto the market or are they simply a 'viewing agent'.



9. No Mention of Safety Certificates



EICR, PAT, and Legionella should all be available and provided to new tenants along with the signed tenancy agreement.



10. Poor Communication Before Viewing
