Two-Thirds of Agents Back Mandatory Qualifications – Why Professional Standards Matter More Than Ever

A recent GetAgent poll has revealed that nearly two-thirds of UK estate agents now back the introduction of mandatory qualifications for anyone working in the industry.
It’s a striking shift – and one that reflects a growing recognition that property transactions are too important, too complex, and too heavily regulated to be handled by unqualified or under-trained individuals.

Why the industry is demanding higher standards
For decades, estate agency has been one of the few professions where experience alone could open doors. Many agents talk about their “years in the business,” yet experience without structured knowledge can leave serious gaps in understanding — from legal compliance and consumer protection to valuation principles, marketing ethics, and client care.
The GetAgent survey shows what many of us have known for years: the industry has outgrown its informal roots. With ever-changing legislation, anti-money-laundering checks, rent control measures, energy performance regulations, and consumer rights laws, being an agent today requires more than charm and local know-how. It demands real expertise.
My approach: qualified, experienced, and continually improving
At The Property Experts Edinburgh, I’ve made professional development a cornerstone of how we operate.
I hold formal property qualifications (including CiPA10 with distinction) and have over 30 years of experience in estate agency, lettings, financial services, and marketing. But equally important — I believe learning never stops.
That’s why I attend weekly CPD (Continuing Professional Development) sessions to stay ahead of legislative changes, industry innovations, and best practice. Whether it’s the latest update to the Housing (Scotland) Bill, digital marketing advances, or evolving compliance rules, my team and I make sure we’re always up to date — not just reactive.

Why qualifications matter to clients
Choosing a qualified agent means choosing:
Accountability – professionals bound by codes of conduct.
Transparency – advice backed by formal standards and ethics.
Competence – deep understanding of valuation, law, and marketing.
Trust – assurance that your agent knows exactly what they’re doing, even when markets shift.
Sadly, many in the sector — including some traditional firms and even solicitor-estate agent hybrids — still rely on outdated practices and unqualified staff. The result? Poor advice, weak negotiation, and compliance mistakes that can cost clients dearly.
Raising the bar in Edinburgh
As the debate around mandatory qualifications gathers momentum, one thing is clear: professionalism must become the norm, not the exception.
Whether you’re selling, buying, or letting in Edinburgh, choose an agent who’s invested in their craft — not just someone who’s been “around a while.”
