Tenant Emergencies

If you need urgent help and don’t have access to your tenancy agreement, the guidance below will assist you.

 

Our office hours are:

Monday – Friday, 9:00am – 5:00pm

 

If an urgent issue occurs outside office hours and it cannot wait until the next working day, please contact our out-of-hours emergency service:

Please only use this number for genuine emergencies where immediate action is needed to prevent:

 

  • Danger to life or safety

  • Serious damage to the property

  • Major disruption such as total loss of essential services

 

Examples of emergency issues are listed as follows:

Important Information

Gas Emergencies

If you smell gas or suspect a leak, call immediately:

 

Gas Emergency Service (24/7): 0800 111 999

 

Then:

 

  • Open windows and doors to ventilate the property

  • Do not turn electrical appliances or switches on/off

  • Do not smoke, use lighters, or create sparks

  • If you have an entry phone/door release system, open the door manually

Loss of Water

Please check with neighbours to confirm if it is a local issue.

If confirmed, contact:

Our contractors cannot resolve mains supply issues.

Loss of Electricity

Before calling:

 

  1. Check if neighbours are also affected.

  2. Check your fuse board (usually near the meter).

     

    • If a switch has tripped, try resetting it.

    • If it trips again immediately, leave it off.

 

If the issue is confirmed to be within the property and you are without power, contact our office (or the emergency line if out of hours).

Important Note on Call-Outs

 

If an emergency contractor is called out and the issue is not an actual emergency, or is found to be something the tenant is responsible for (e.g., blown lightbulb, drained boiler pressure), the cost of the call-out may be charged to the tenant.

 

 

Before Calling, Please Check

 

Some issues can be solved quickly at home:

 

  • Does a lightbulb need replaced?

  • Does a remote or smoke alarm battery need replaced?

  • Does your boiler need re-pressurising? (Instructions are in your handbook)

  • Does a filter need cleaned (bath drain, washing machine, dishwasher)?
