What Should Rent Really Be in EH6? Tenant Expectations vs Reality



The Big Question: What Should Rent Cost in EH6?


We recently ran “Guess the Rent” polls — and the results were consistently surprising. Tenants almost always guess lower than the real price.


But why?




Why Tenants Guess Low


There are three main reasons:


  1. Rapid rent increases over the last 5–7 years

  2. Social media expectations skewed by old listing screenshots

  3. Confusion from emergency rent caps and legislation news



Tenants know rents are high — but not how high.




We're currently running a similar poll for a property in EH16, which is the south of Edinburgh.



What Rents Actually Cost in EH6 and EH7


Current averages (subject to change monthly):


  • 1-bed: £1,000–£1,300

  • 2-bed: £1,300–£1,650

  • 3-bed: £1,700–£2,400



Properties close to The Shore, Bernard St or Leith Walk typically attract higher demand due to transport links and lifestyle.


But there are always exceptions to the rule, one particular agency had a spacious one bedroom tenement flat available, just off Leith Walk, and they consistently reduced the price. It makes no sense, unless you see their lack of marketing know-how and complete contempt at the prospect of actually carrying out a viewing. It may seem a great deal for an eagle-eyed tenant but then think to yourself, what will that agent be like managing the tenancy?



Why the Gap Matters



Understanding the real market helps tenants:


  • spot fairly priced properties

  • avoid overpriced listings

  • plan budgets with confidence



A Tip for Renters: Look Beyond the Headline Number



Storage space, heating type, EPC rating, condition, flooring, public transport and council tax costs all matter.
