Rightmove and Zoopla are both launching major new marketing campaigns on Christmas Day, setting the stage for what’s expected to be a particularly strong Boxing Day Bounce and an active start to the 2026 property market.

Even with uncertainty around further property taxes in the forthcoming Scottish Budget, both portals are predicting increased buyer confidence and higher-than-usual traffic from Boxing Day onwards — traditionally one of the busiest periods of the year for property searches.

Rightmove’s campaign will also go live across Christmas television, digital, social, radio and outdoor advertising, running right through to March 2026. With buyer attention peaking over the festive period, the portals are once again ensuring property is front-of-mind as soon as Boxing Day arrives.
