New Landlords in Edinburgh – Don’t Miss the Self-Assessment Deadline

At The Letting Experts in Edinburgh, we’re reminding all new landlords that HMRC requires you to register for Self Assessment if you need to file a tax return for the last tax year. The deadline to notify HMRC is 5 October.


Registering is simple – it can be done directly on GOV.UK. Once registered, HMRC will issue you with a Unique Taxpayer Reference (UTR), which you’ll need when completing your return.


If you’re unsure whether you need to register, HMRC offers a free online checking tool on GOV.UK that can confirm your position before you proceed.



Key Dates for Landlords



  • 5 October 2025 – Deadline to register for Self Assessment if you need to file.

  • 31 January 2026 – Deadline to submit your tax return and pay any tax owed for the 2024–2025 tax year.




Why File Early?



Many landlords wait until January to complete their return, but filing early has its advantages:


  • You’ll know how much tax you owe sooner, which helps with budgeting and planning.

  • If you’re due a tax refund, you’ll receive it quicker.

  • It can help spread the cost across the year rather than leaving it all until January.




What if You No Longer Need to File?



If your circumstances have changed and you no longer need to complete a Self Assessment return, you should let HMRC know as soon as possible.

HMRC’s customer service team highlights that thousands of people join Self Assessment each year. If you’re a new landlord for the 2024–2025 tax year, make sure you register without delay.
